Circular No-487 – submission of renewed Lease/Rent Deed/Agreement.

Dear Residents,

Hope you are keeping safe.

On scrutiny of the lease agreement of tenants, in this complex, it is found in some cases, that the date of their lease agreement, has expired. In such cases, affected tenants are considered as staying illegally.

It may happen that their lease agreements might have been renewed but a copy of the same has not been submitted to the estate office. All affected owners/tenants are requested to kindly check the dates of the lease agreement of their tenants. In case the date has already expired and the tenants are still staying, these should be renewed immediately and copies handed over to the estate office, to update their records. Those who have already renewed their lease agreements but a copy still has not been handed over to the estate office are requested to hand over the copy to the estate office latest by 10th May 2023.

In the failure of which Estate Office of PRC shall be constrained to stop all services, isociety app, club entry, etc. concerning the said flat and shall further notify the concerned police station, to the effect that the said flat is being occupied by persons of whom no details are available with estate office. therefore, in the event of any security concerns, as may be raised by the concerned police stations, you alone shall be solely responsible for all the consequences arising therefrom.

Early and prompt action from your side will be highly appreciated.

Lift lobbies on all floors are required to be cleared at all times, of cycles, flower pots, etc. as per the requirement of the Fire Department, for quick rescue operation in case of a fire incident. The fire department team keeps coming to inspect this aspect, frequently. In case they find anything kept in lift lobbies, they can levy heavy penalties on us. You all are requested to remove such items from lift lobbies on all floors.

Circular No: 485 – Caution PRC Segregate Waste in These 4 Categories, No More Collection of Mixed Waste from Homes.

Dear Residents,

Hope you are keeping safe. 

Further to our Circular for Non-Segregated Waste, please note that we will not collect NON-Segregated Waste from any house.

To tackle the problem of waste management, the Greater Noida Authority cautioned the residents to strictly segregate the waste in their homes because personnel engaged in its door-to-door collection will not collect mixed garbage. The administrative body appealed to the residents to segregate waste into four categories– Dry, wet, sanitary, and hazardous.

Taking the Swachhta Mission a notch higher in Greater Noida. Segregation of waste in the desired categories has been made mandatory. if the waste is not segregated in your household, it won’t be collected. We need to work together to ensure a green and healthy environment for our families. Our Residents will participate in the drive with the same enthusiasm as we did, at the beginning of the year.

We appealed to the residents to segregate waste into four categories – Dry Waste, wet Waste, Sanitary Waste, and hazardous Waste in different biodegradable garbage bags. It is mandatory as per law and most importantly this is our moral responsibility in the interest of the environment.

We have installed PET Poop Garbage Bin around the PRC Campus. We request that pet owners utilize these facilities (drop the poop in the bin) to make our society clean and green and extend your support.

It is being observed & reported by many residents that wrong parking in parking slots is continuing.  At times, residents find that their parking slot is occupied by somebody else, and even by reporting to security staff their parking slot is not vacated.

To control this wrong parking menace, if any 2-wheeler or four-wheeler is found wrongly parked, a Tyre lock would be put in that particular 2-wheeler or four-wheeler, by security staff and would be opened only on payment of Rs 500/- per day, as a penalty.

We again request you park your two-wheeler or four-wheeler in your designated parking slots.

Dear Sir/Madam,

Thank you very much for the cooperation extended by you for maintaining the complex “Purvanchal Royal City”. We also appreciate the suggestions being given by the flat owners regarding the improvement in maintenance services and we are sincerely thankful for your valuable suggestions. It is only due to your cooperation, that we are amongst the top well-maintained group housing complexes in Noida & Greater Noida. We are confident that this gesture of co-operation will continue in future too.

As you are aware that maintenance charges for the subject period have now become due. You will appreciate that our Management has decided not to increase any maintenance charges for the said period. The detailed sheet for category-wise maintenance charges to be paid by the flat owners is attached herein as “Annexure-A”.

Therefore, it is requested to arrange to deposit the maintenance charges as per the category of your flat mentioned in the attached “Annexure-A” on or before 10.04.2023.

Your cooperation is solicited for timely payment. No separate reminders will be sent to you, please ensure sufficient balance in your Bank Account on the dates mentioned in your cheques. If you are opting for the quarterly option the dates of the cheques should be 10.04.2023, 10.07.2023, 10.10.2023 & 10.01.2024 and all these four cheques should be handed over at our estate office on or before 10.04.2023.

If you are opting for the quarterly option and making an online payment, the payment should be received on or before the due dates as mentioned above. In case of default in the payment, the following penalty schedule will be applicable:

  1. In case of delay in payment after 10.04.2023, the interest @ 10% per annum shall be charged for the first 30 days, and thereafter, appropriate penalty/action will be imposed against the defaulters in addition to the levy of the interest as mentioned above.                           
  2. In case of cheque bounces for any reason Rs. 300/- will be charged as Bank & other charges. If the flat owner(s) fails to pay or redeposit the new cheque in place of the bounced cheque within 10 days, the interest & penalty will also be charged as mentioned in clause “A” above after 10 days.

THE RECOMMENDED MINIMUM RENTAL AMOUNT IS (INCLUDING MAINTENANCE FOR SEMI-FINISHED FLATS)

  • Rent for a semi-finished apartment in the B1 category is 30,000 per month
  • Rent for a semi-finished apartment in the A3 category is 35,000 per month 
  • Rent for a semi-finished apartment in the A2 category is 45,000 per month 
  • Rent for a semi-finished apartment in the A1 category is 60,000 per month

When the lease agreements of tenants in this complex are examined, it is discovered that the date of their lease agreement has expired in certain cases. In such circumstances, impacted renters are considered to be illegally present.

Their lease agreements may have been renewed but a copy has not been submitted to the estate office. All affected owners/tenants are asked to double-check the lease agreement dates of their tenants. If the date has already passed and the tenants are still living there, the leases should be renewed immediately, and copies given to the estate office to update their records. Those who have already renewed their lease agreements but have not yet handed over a copy to the estate office are asked to do so by April 10, 2023.

In the failure of which Estate Office of PRC shall be constrained to stop all services, isociety app, club entry, etc. concerning the said flat and shall further notify the concerned police station, to the effect that the said flat is being occupied by persons of whom no details are available with estate office. therefore, in case of any security concerns raised by the concerned police stations, you alone shall be solely responsible for all the consequences arising therefrom.

The Swimming Pool operations will resume on 4th April 2023, Swimmers using the swimming pool will Comply with all the instructions displayed around the pool and observe the rules of personal hygiene displayed all over the swimming pool area.

Guidelines and precautions you must follow while hitting the swimming pool

  1. Any children under the age of 14 will not be allowed in the swimming pool without their parents/guardians and should not be left unaccompanied while they’re in or outside the pool
  2. Swimming in normal Clothes is strictly not allowed, make sure you wear a proper swimming costume and headgear (swim cap), and biometric entry is compulsory
  3. People with open cuts, wounds, bandages, injuries, colds, coughs, fever, skin diseases, venereal diseases, and upset stomachs must not be allowed to swim
  4. Do not enter the swimming pool if you suffer from a dermatological disease. People with extended abrasions, blisters, or open wounds should get information about the risk of infection and avoid entering the swimming pool
  5. Toddlers must be made to wear swim-proof diapers. Use swim-specific diapers (reusable or disposable options are available). A non-swim diaper will not perform well in water (Wear swimming attire, not regular clothes)
  6. Shower before and after swimming in the pool, do not use creams or lotions before entering the pool
  7. Take a shower obligatorily before using the swimming pool. Use obligatorily the foot basin which contains a 0.3-0.6% chlorine solution to disinfect their feet before entering the swimming pool
  8. Leave a towel on the lounge chair if you’re occupying it so that others know it’s taken
  9. Never bring food or drinks in the pool as crumbs or spills can increase bacteria and attract pests. If a glass, cup, or dish breaks, you will need to drain the pool so you can clean it and ensure all the broken pieces are removed
  10. Do not engage in a conversation with the lifeguard as it may divert his attention
  11. Instruct children to walk, not run around the swimming pool. Adults should not engage in roughhousing in or around the pool
  12. Kindly note that the due to the cleaning of the swimming pool. In lieu of this, the pool will be closed every Thursday. The pool closures are to facilitate a thorough cleaning process of all pool facilities.
  13. Details of check-in and check-out times of members and visitors must be recorded along with their name address, phone number, temperature, and oxygen saturation the document said. Thermal screening at the entry point for residents and staff is mandatory before entering
  14. The temperature should be recorded for the employee and the residents for contact tracing.
  15. Sanitize your middle finger with an alcohol swab and check oxygen saturation using a pulse oximeter. Those having oxygen saturation below 95% should not be allowed to enter. PRC management will call the central / state helpline/ambulance and refer such persons to the nearest health facility.
  16. No more reaching out to disposable cups at the water cooler, instead, carries your water bottle. 
  17. The management is not responsible for any injuries that may occur at any time within the pool area, and assume no liability for articles left in the pool area
  18. Do not swim when you are hungry, exhaustive, overheated, and for at least an hour after the meal.

Therefore, you are requested to deposit the water charges on or before 10.04.2023 as per the category-wise table mentioned above. 

The Greater Noida Authority has raised the water bill from 29th Oct 2018 to 31 March 2023. The company has given the first five-month rebate to all the customers as the water bill has been charged from 29th Oct 2018 by Greater Noida Authority to the Company. The company has calculated the water bill from 1st April 2019. All individual flat owners need to pay the water charges from the date of the Certificate of transfer of possession of their flat. There is an interest levied by the Greater Noida Authority on the water bill raised towards the company, but the Company has not levied the same interest on the customers, the interest has been borne by the Company only.

In case of delay in payment after 10.04.2023, the interest @ 10% per annum shall be charged for the first 30 days, and thereafter, appropriate penalty/action will be imposed against the defaulters in addition to the levy of the interest as mentioned above.

In case of cheque bounces for any reason Rs. 300/- will be charged as Bank & other charges. If the flat owner(s) fails to pay or redeposit the new cheque in lieu of bounced cheque within 10 days, the interest & penalty will also be charged as mentioned above after 10 days.

Payment Detail:

The Cheque/DD in favor of “R. R. Management Consultants Pvt Ltd” may be deposited in the estate office.

PRC Cultural Committee is organizing Navratri Festival with sheer enthusiasm at Purvanchal Royal City Club House from Wednesday 22nd March until 30th March 2023 as per details given below.

  1. A dedicated hall will be provided by PRC for Daily Pooja followed by Aarti during Navratri. 
  2. Daily Bhajan and Aarti will be conducted between Times 4:00 PM - 6:00 PM. Apart from that, some devotees may visit the venue to take care of the decoration.
  3. Dedicated security manpower (02 No's - 01 male, 01 female) will be deployed 24*7 at the venue.
  4. Fixtures and furniture will be provided during the event. Sound System, chairs, Carpet, etc. are covered with white bedsheets.
  5. Bhajan/Kirtan, Aarti, and Prasad will be the responsibility of the PRC devotees. 
  6. Prasad will be prepared in the Club Kitchen and distribution can be done by a few devotees nominated by a group of devotees to execute in an organize and controlled manner in the guidance of the CC Team to mitigate the risk. 
  7. The last date to be intimated for prasad etc. for Navratri would be 19/03/2023. You can connect with your tower representative to share any contribution you would like to make voluntarily only (This is as per the request from some devotees to contribute in Parsad).
  8. On the day of Ram Navami, we will celebrate ram janmotsav on 30th March 2023.

Purvanchal Projects for their residents is proud to continue “WE CARE”. Under this initiative, we will be inviting the Government institute of medical science (Government of Uttar Pradesh) and the red cross society to provide a blood donation camp that would help us for Healthy Living. In the series, we would like to introduce. 

The blood donation camp will be organized on 18th March 2023 in collaboration with GIMS and the Red Cross Society a group consisting of 4 doctors and 5 nurses. This program will be organized in our Club Royale from 10:00 am to 1:00 pm. Interested participants are requested to register their names in the estate office. Also, participants must be at least 18 years of age. The collected blood will be given to the district blood bank.

An awareness drive is therefore proposed on 17th March 2023 for a more effective outcome for the proposed walk-in camp on 18th March 2023.

It has been observed that a few of the residents have not been paying their Maintenance regularly which is causing issues and Purvanchal projects have been paying the penalties due to the delay.

Purvanchal Projects have been supporting residents to the extent possible however we have residents who have not paid the maintenance for the last 2 quarters.

We request all residents pay their dues on priority, failing to do so we would not be able to support the maintenance. The last extended date to pay is 12th March 2023 for residents who have >=2 quarters of maintenance pending.
